Two cases are not settled. Carolina's own list names one exception, Icon Brickell Tower 3 (stays under 30 days, her correction of 1 Oct 2026); a portal says only that Tower 3 has no rental restrictions. And one MLS listing for One Thousand Museum marks rentals as allowed, with no association source. Treat both as questions for building management, not as answers.

Carolina corrected this page on 1 Oct 2026: present the short-stay exception only for Icon Brickell Tower 3, also referred to as Icon T3 or Icon III. Do not assume that the other buildings allow one-night stays. The original source page was read on 30 September 2026, but Carolina's direct correction now controls the wording here. Before buying for rental income, get the rule in force in writing from the building's management, including the tower name, association name, minimum stay, yearly lease count, registration process and any tenant approval fee. A 30-day minimum rules out one-night stays but allows monthly and seasonal lets, which is the model many owners in Brickell and Edgewater follow. 9 entries on her list name no minimum at all, and this page does not invent one. How do you confirm the rule for a building that is not on the list?
Ask building management — or the association's property manager — for the rental rules in force, in writing: minimum stay, how many leases a year, whether tenants must be registered or approved and whether there is a fee.
