Pre-construction projects in Brickell, Downtown and Edgewater

Buying pre-construction in Miami means signing a contract with the developer before the building exists. In Florida up to 10% of the price goes into escrow and you have 15 days to cancel (s. 718.202 and 718.503). This page lists 12 projects with their official sites; it publishes no prices, returns or payment schedules the developer has not published.

For each project the table gives the entity its official site names as developer and the completion date it publishes. Only Cipriani publishes one: summer 2027. For the others the date is not published; Aria Reserve still shows the headline “Coming to Miami 2025” next to “Under Construction”, and we do not use it as a date. There are no prices or payment schedules because no official site that can be read publishes them. Everything was checked on 7 October 2026, on the page each row links to.

How much do I have to deposit when I buy off-plan?

There is no standard figure: each developer sets its own in the contract, and none of the official sites we checked publishes it.

What the law does fix is where the money sits: up to 10% of the price in escrow and, above that, in a special account (section 718.202). The payment schedule is written by the developer and appears only in the contract and the documents it gives you. The deposits guide splits an invented $600,000 price using the law's rule, with no real project. Before you reserve, ask the developer for the current schedule in writing; Carolina helps you read it.

Can I cancel after I sign?

Yes: you have 15 days from signing and receiving the developer's documents, and waiving that right has no effect.

Read the detail

Section 718.503(1) requires the contract to state, in capitals, that the buyer can void it with written notice within 15 days of signing and receiving all the documents the law requires. The period starts again if you receive an amendment that works against you. Use those 15 days to read the documents, not the handover to find out what you signed. More in the pre-construction guide.

Who holds my deposit?

An escrow account, by law; and the projects we checked say a deposit paid to a broker does not bind the developer.

Read the detail

Section 718.202 requires payments up to 10% of the price to go into an escrow account, and the escrow agent must give you a receipt for the deposit if you ask. The legal notices of 1428 Brickell and Mercedes-Benz Places Miami say, in the same words, that no agreement or deposit made with a real estate broker binds the developer. So the deposit goes to the account the contract names, not to a person, and you ask for a receipt.

Is the building's brand the developer?

Not always: in several projects the brand is a licence and a different company sells.

Read the detail

The projects' own legal notices say so. Edition Residences Edgewater is developed by TRD Biscayne LLC, which uses the EDITION marks under a licence from Marriott. At Aria Reserve the project is offered and sold by the developer, not by Melo Group. At E11EVEN Residences Beyond the developer is 11th Street Ventures II, LLC, with a limited right to use PMG's name. At Mercedes-Benz Places Miami, 191 SW 12 Owner LLC is responsible for development and sales. That is why the table names the entity each site shows, not the brand. Confirm who the seller is in your contract.

Can I rent it out on Airbnb?

Each project decides. The only one that says so on its official site, 1428 Brickell, does not allow short-stay rentals.

Read the detail

The 1428 Brickell FAQ gives as its rental policy a maximum of twice a year with a minimum of six months each, and says short-term rentals are not allowed. For the other projects we give no rental rule because we have not read it in a developer document: a rule without a source is a guess. The rule that counts is in the condominium documents the developer gives you. For buildings already built, the 30-day rentals page has each building's rule with its source.

When is each project delivered, and what if it is late?

Of the 12 official sites, only Cipriani publishes a date: summer 2027. If the work is late, your contract decides.

Read the detail

The other sites say “under construction” or nothing about delivery. Aria Reserve still shows “Coming to Miami 2025” next to “Under Construction”: it is an out-of-date headline and we do not cite it as a date. What happens in a delay depends on what you sign: deadlines, extensions and your right to leave are in the purchase contract and the prospectus, not on the sales website. This page promises no dates or returns. If a date matters to you, ask for the delivery clause in writing and read it within your 15 days.

Does what I am told verbally, or in a brochure, count?

Verbally, no: the law requires a warning to that effect. If a developer's brochures and adverts are false or misleading, you have a legal action.

Read the detail

The notice required by section 718.504 says oral representations cannot be relied upon as the developer's and refers you to the prospectus (the legal offering document). Section 718.506 adds that anyone who pays in reasonable reliance on false or misleading information from the developer can seek to rescind the contract or collect damages before closing. That is why this page only cites official sites with the date they were read, and why it pays to read the condominium documents first.

What does Carolina do in a pre-construction purchase?

She helps you read what the developer hands over and ask for what is missing. Prices and terms are the developer's.

Carolina Suárez Rivas is a Florida-licensed real estate agent (SL3336060, Vreeland Real Estate) and works in Spanish and English. She is not the developer and does not set prices. Before you sign anything, ask her in writing how she is paid on the project you like, and ask the developer for the prospectus documents. If you buy from another country, start with the guide to buying from abroad. The licence can be verified with Florida DBPR.

No prices, returns or payment schedules appear on this page: none of the official sites that can be read publishes a deposit schedule, and a number without a developer document behind it would be a guess.

This summarises what the law says and what the cited sources publish; it is not legal or tax advice. Before you decide, confirm it with a Florida-licensed attorney or CPA.
