A mandatory structural inspection when the building turns 30, then every 10 years. The local authority can require it at 25.

Section 553.899 requires condo buildings of three stories or more to have a milestone inspection by December 31 of the year they reach 30 years of age, counted from the certificate of occupancy, and every 10 years after. The local authority can bring it forward to 25 years for conditions such as proximity to salt water. The section comes from the 2022 law (chapter 2022-269, known as SB 4-D) and was amended in 2023 (chapter 2023-203, SB 154).

What is a structural integrity reserve study?
A study of how much the building must save for roof, structure, plumbing, electrical and more. It repeats every 10 years.
Read the detail
Section 718.112 requires residential associations to have a structural integrity reserve study at least every 10 years for each building three habitable stories or higher. Associations existing on July 1, 2022 had to complete it by December 31, 2025. Since budgets adopted at the end of 2024, owners can no longer vote to skip funding those reserves. A building with no study, or with reserves below what its study says, is a reason to ask questions before you offer.

With those in hand you have 7 business days to cancel. Carolina requests those papers before you sign, not after.
